THE PROJECT
Lodestone Golf Club is sited across 285 acres of mountainous terrain high above Wisp Resort and Deep Creek Lake in western Maryland. Legendary golf professional Hale Irwin teamed with Denver-based golf design firm Design Workshop to create Lodestone — a visually stunning, tournament-caliber course built on top of a challenging, environmentally-sensitive mountain-top site.
“We wanted to offer a golf facility that would be challenging and exciting, with enough opportunity to bring all the dynamics into play,” says Hale Irwin. “At the same time, the golf course needed to be of the same quality as the housing development so that the two could naturally coexist, so while we were looking at views for the golf course, we were also framing views from the home sites.”
The best land and the most dramatic views were selected for both the golf course and the residential development, even when those choices posed extreme construction challenges for a project that had to meet the expectations of the owners and architect and “fit like a glove.”
Architect Todd Schoeder praises Aspen’s efforts. “What was thought to be a challenging construction site turned out to be much more difficult than originally anticipated,” he said. “Massive rock outcroppings were uncovered during grading, and with a delicate touch, Aspen incorporated these rugged features into the design without any additional costs.” In all, the routing moved roughly 120,000 cubic yards of the mountain’s indigenous rock.
The rock made the irrigation system its own engineering challenge. Aspen chose an extremely environmentally friendly HDPE pipe, which allowed the crew to install the irrigation system without going as deep into the rock as a PVC pipe design would have required. “This course would be considered ‘green’ already because of the HDPE pipe,” says Ronnie Adkins, Vice President of Aspen, “but Lodestone challenged us with one environmental condition — the rock — that produced an even more ‘green’ project in that we used flat HDPE drain tile that could lay directly on top of the subgrade.”
Aspen drew on its earlier experience building a four-hole addition at Wisp Resort and bridged three construction seasons at Lodestone to learn a great deal about the water table and how to anticipate groundwater and wet-weather spring activity. “There were many areas on several holes that had to have multiple cut-off drains installed,” says Aspen president Donnie Adkins. “These challenges only became apparent after going through the four distinct seasons that occur each year at Wisp Resort. Because we had worked on the previous project, we knew what to expect.”
PROJECT GOALS
- Showcase the land and natural topography while making the golf course fit naturally into the environment.
- Implement an extensive erosion and sediment control plan so water leaving the site has minimal impact on wetlands, an environmentally sensitive Tier II trout stream, and Deep Creek Lake.
- Build a tournament-caliber, 18-hole course that could coexist with — and enhance the views for — the surrounding residential development.
- Deliver the course on schedule and on budget despite one of the most difficult mountain sites Aspen had taken on.
THE CHALLENGES
- 120,000 cubic yards of rock — the routing crossed the entire mountain to capture “borrowed views,” meaning Aspen had to work through a massive amount of indigenous rock throughout construction.
- A $1.3 million erosion and sediment control program, tested almost immediately by record rainfall during the first construction season.
- An irrigation system that had to be engineered around exposed granite, without going as deep as a standard PVC design would have required.
- Multiple cut-off drains needed on several holes as groundwater and wet-weather spring activity revealed themselves across all four seasons on the mountain.
THE RESULTS
- The erosion and sediment control plan passed every Maryland Department of the Environment inspection, protecting the wetlands and trout stream from sediment transport throughout construction.
- Aspen met every construction deadline and stayed within budget despite an abnormally wet, cold construction season — architect Todd Schoeder called the quality of the work “unsurpassed.”
- Native wildlife corridors were identified and protected, and remain in place even as the course is open for play.
- The course opened in June 2010, delivering an 18-hole, tournament-caliber layout on one of the most demanding mountaintop sites Aspen has built.
